Real estate transactions surge in Nepal, significant rise in revenue observed

KATHMANDU: Real estate transactions in Nepal have witnessed a sudden surge, with a significant increase in trading volumes and revenue collection compared to the past two years. Government data shows a notable rise in transactions of high-value properties.

The increase in revenue, despite similar transaction numbers, highlights the growing trade of premium real estate assets.

In Shrawan (July/August), the fiscal year’s highest 43,835 land deeds were passed, generating NPR 3.83 billion in revenue. However, in Mangsir (mid-November to mid-December), 42,335 land deeds were approved, collecting a record-high NPR 4.62 billion, marking the highest revenue in the first five months of this fiscal year.

In comparison, Bhadra (August/September) saw 32,798 deeds, Asoj (September/October) recorded 30,527 deeds, and Kartik (October/November) had 32,810 deeds approved.

Rise Compared to Previous Years
Real estate transactions in Mangsir have increased significantly compared to the previous two years. Data from the Department of Land Management and Records reveals that:
– In 2080/81 BS (2023 AD), 41,851 deeds were approved.
– In 2079/80 BS (2022 AD), the number was 29,184 deeds.

Revenue collection from these transactions also saw a jump:
– In 2080/81 BS, NPR 2.86 billion was collected.
– In 2079/80 BS, it stood at NPR 2.64 billion.

Districts Leading in Transactions
In Mangsir, Sunsari’s Inaruwa recorded the highest number of real estate transactions, with 1,553 deeds passed. It was followed by:
1. Morang’s Belbari – 1,442 deeds
2. Jhapa’s Bhadrapur – 1,398 deeds
3. Kailali’s Dhangadhi – 1,228 deeds
4. Dhanusha’s Janakpur – 1,137 deeds

In the Kathmandu Valley, Bhaktapur led the charts, surpassing Lagankhel, with 888 deeds approved. Other key offices include:
– Lagankhel – 839 deeds
– Kalanki – 562 deeds
– Chabahil – 424 deeds
– Sankhu – 342 deeds
– Manamaiju – 238 deeds
– Dillibazar – 195 deeds
– Tokha – 148 deeds

Revenue Leaders in Mangsir
Revenue collection from real estate transactions also saw a sharp increase in Mangsir, rising by NPR 1.38 billion compared to Kartik. The total revenue reached NPR 4.62 billion, up from NPR 3.24 billion in Kartik.

The top contributors were:
1. Lagankhel – NPR 417.5 million
2. Chitwan – NPR 382.6 million
3. Kalanki – NPR 318.4 million
4. Chabahil – NPR 279.3 million
5. Bhaktapur – NPR 262.4 million

Other significant contributors include:
– Dillibazar – NPR 249 million
– Kaski – NPR 165.7 million
– Biratnagar – NPR 120 million
– Inaruwa – NPR 117.3 million
– Kavre – NPR 110 million
– Dhangadhi – NPR 102.9 million

Revenue Comparison with Kartik
In Kartik, Lagankhel led with NPR 298.2 million, followed by:
Chabahil – NPR 249.8 million
– Bhaktapur – NPR 208.6 million
– Kalanki – NPR 198.2 million
– Dillibazar – NPR 186.7 million
– Kaski – NPR 140 million

The current growth highlights a revival in the real estate sector, with a focus on high-value property transactions and increasing government revenue, further strengthening Nepal’s economy.
